Warm, dry and quiet, through a wet winter

Heating, cooling and ventilation for Kirkland houses and buildings — including the damp that appears on the windows every November.

Condensation on the inside of the glass?

It is arithmetic, not bad luck: warm damp air meeting cold glass. The window damp check works out the dew point for your rooms and tells you what actually changes it.

The work

Four things we are called out for

  1. Heat that has stopped

Furnaces, heat pumps and the electric heating that is still in a lot of Eastside houses. Diagnosed with instruments, priced before the repair.

  2. Cooling that was never there

Summers here are no longer a shrug. Adding cooling to a house built without it is a real project, and the honest version involves ducts, not just a box outside.

  3. Damp, condensation and stale air

Bathroom fans that move nothing, no fresh-air path in a tightened house, and glass that streams every morning. Measurable, and fixable in stages.

  4. Buildings on a schedule

Offices, clinics and retail units that need maintenance logged, faults answered quickly, and equipment replaced before it fails in the middle of a week.

Window damp

Why the glass streams, and what stops it

Air holds a certain amount of moisture at a given temperature. Cool it below its dew point and the water has to go somewhere, and the coldest surface in the room is usually the window. Single glazing is colder still, which is why the older houses suffer first.

The check works out the dew point from your indoor temperature and humidity, estimates how cold the inside of the glass is, and tells you whether you have a ventilation problem, a heating problem or a window problem.

Questions

Before you call

Why do my windows stream with water every morning?

Because the glass is colder than the dew point of the air in the room. Our window damp check works out both numbers from your own readings and tells you whether the answer is ventilation, heat or the windows themselves.

Can cooling be added to a house that never had it?

Yes, usually by one of three routes: a heat pump on the existing ducts, ductless heads, or duct work first. Which one is honest depends on what the ducts can actually carry, so we measure before quoting.

Do you work on heat pumps?

Yes — most of the newer equipment on the Eastside is heat pump based. The common faults here are defrost behaviour, backup heat left doing the work, and control settings nobody has revisited.

Will running the heating harder stop condensation?

On its own, rarely. Warmer air holds more moisture, and if moisture is still being added the glass remains the coldest surface. Extraction and ventilation are what change it.

Do you serve businesses?

Yes. Offices, clinics, studios, retail and light industrial units — service, logged maintenance, change-outs and ventilation brought up to what the space now does.
